- 1Move people and belongings away from the affected area.
- 2Catch drips only where the ceiling is stable.
- 3Take photos from a safe location and note where water appears.
- 4Call with details about the leak and visible damage.
Stay clear of bulging or unstable ceilings and water near electrical fixtures. Seek appropriate urgent professional assistance. Do not climb onto the roof during rain or puncture a ceiling.

Roof Leaking Only During Heavy Rain
Wind can push rain sideways and uphill, finding openings that light rain never reaches. Flashing, penetrations, and sealant gaps are common culprits.
Safe step: Note how hard it rains, whether there is wind, and which room is affected each time.
Read the heavy rain leak guideTile Roof Leaking With Intact Tiles
Tiles are only the outer layer. The underlayment beneath them is the waterproofing. When underlayment ages or cracks, rain reaches the roof deck even when every tile looks fine.
Safe step: Document when the leak appears and whether the roof is 20 or more years old.

A stain that dries does not mean the leak is repaired. The entry point still exists and will admit water again under the same conditions. Long dry periods can hide an unresolved leak.
Safe step: Photograph the stain, note the date, and watch for changes after the next rain.

Persistent ponding that does not drain can degrade membranes over time and find seams and low spots to enter. Drainage restrictions and membrane condition both play a role.
Safe step: Observe from a safe location how long water remains after rain stops.
Read the flat roof ponding guideOverflowing Gutters or Roof Runoff
Gutter overflow can involve debris buildup, drainage restrictions, or gutter capacity. Some Arizona properties have no gutters at all, and runoff without gutters is not automatically a defect.
Safe step: After conditions are dry and safe, check for visible debris at ground level only.

On commercial and flat roofs, seams, penetrations, flashing, and drainage are common points that need assessment. Protect stock first, then restrict access to wet areas.
Safe step: Move items away from the wet area and notify your property manager or facilities contact.

Long dry periods are common in Arizona. A roof can leak once during a storm and then stay dry for months, which makes an unresolved leak easy to forget. These steps help catch problems before rain finds them.
- Address known or recurring leaks before the next storm arrives.
- Check ceilings for new or changing stains after any rain.
- Look from the ground for displaced tiles, missing shingles, or debris.
- Arrange safe professional gutter and roof drainage maintenance when needed.
- Have hazardous or overhanging branches assessed by a qualified tree professional.
- Schedule an inspection when warning signs or unresolved damage are present.

What Does El Niño Mean for Arizona Roof Preparation?
El Niño is a climate pattern in the tropical Pacific that can shift weather patterns across North America. During an El Niño cool season, Arizona and the southern United States often see wetter conditions, but El Niño does not guarantee heavy rain in Greater Phoenix or damage to any specific roof.
According to the NOAA Climate Prediction Center ENSO Diagnostic Discussion issued September 10, 2026, El Niño is strengthening with a greater than 90% chance of a very strong event during the Northern Hemisphere fall and winter 2026 to 2027.
Arizona winter rain during an El Niño cool season is different from summer monsoon storms. Monsoon storms arrive June through September as intense, localized thunderstorms with wind and dust. El Niño influenced winter rain tends to arrive as broader, longer lasting storms from fall through spring.
